In February 2017, Santander launched a minimum procuration fee of £400 where the loan is £25,000 or more.

However as part of the update to proc fees, the minimum loan amount of £25,000 to trigger the minimum procuration fee will be removed, which the lender says illustrates its "continued support for small loans".

Santander is also reducing rates across a number of purchase and remortgage produts by up to 0.3%.

On its standard range, Santander's 85% LTV two-year fixed rate has decreased by 0.2% to 1.74% with a £999 product fee.

For customers seeking to remortgage and purchase a new home with larger loans up to £3m, 70% LTV products are now available from 1.69% for a two-year fixed rate, 1.99% for a five-year fix, and 1.84% for a teo-year tracker, all with a £1,999 fee.

In addition, Santander has improved offers within its key account exclusives range. Its 60% LTV five-year fixed rate has decreased by 0.05% to 1.84% with a £1,499 product fee for purchase and remortgage. The Bank has also launched a new 75% LTV five-year fixed rate at 2.14% with no product fee.
