Scottish brokers can now access the full range of Hinckley & Rugby’s residential mortgage products. These include Income Flex, Credit Flex, Core, and others. Initially, access is available via PMS Mortgage Club and Sesame Network, both under the Sesame Bankhall Group umbrella. Broader distribution is expected by the end of summer.

The expansion supports the lender’s wider growth plans aimed at reaching underserved areas and increasing access to manually underwritten lending. Product criteria remain unchanged, and Scottish borrowers will be offered the same options available in England and Wales.

The residential offering includes:

Income Flex, which supports non-standard or complex income. This includes self-employed applicants with one year’s accounts or those using net profit.

Skilled Worker Visa, with no minimum UK residency requirement, no minimum income, and no time minimum left on the visa.

Joint borrower sole proprietor (JBSP) options and lending into retirement.

Up to 95% LTV on selected mortgages.

Manual underwriting with no credit scoring involved.

Buy-to-let products remain exclusive to brokers operating in England and Wales.

“We’ve seen strong demand from brokers in Scotland who are looking for greater choice and more flexible decision-making,” said Laura Sneddon, head of mortgage sales & distribution at Hinckley & Rugby for Intermediaries (pictured). “Our manual underwriting, service-led approach, and willingness to consider complex cases really sets us apart, especially in a market where building society options remain limited.

“This is a significant step in opening up access for more brokers and clients, and we’re proud to bring our full residential proposition to Scotland.”

Claire Cherrington, DA distribution & propositions director at Sesame Bankhall Group, commented: “There’s already been a very positive response from Scottish brokers since the launch went live, and we’re confident this will continue. Hinckley & Rugby for Intermediaries brings something different to the market, not just in terms of criteria, but the way they engage with brokers and support cases through to completion.

“At Sesame Bankhall Group, we’re committed to being a Proactive Partner for Life, helping firms to start, run, grow and exit. This expansion reflects that ethos perfectly, enabling us to extend meaningful support to brokers in Scotland and help them unlock new opportunities for their clients.”
