Hope Capital Property Finance has formalised a partnership with Scotland-based broker Futurity Finance following more than £13 million in completions across the UK over the past 12 months, with every deal redeemed without loss.
The relationship began in 2025 when Hope Capital national account manager David Weir met Stephen Gallagher, director at Futurity Finance, to work through a complex London deal. The two identified a shared working approach to specialist lending and a common focus on borrower outcomes, and have built the relationship around those principles since.
Unusually for a broker-lender relationship, Gallagher has direct access to senior underwriter Andrew Bate throughout each transaction. Bate oversees the majority of cases coming from Futurity Finance, and that direct line allows decisions to be made without the delays that typically accompany complex deals moving through intermediary channels.
Futurity Finance also carries embedded surveying capability, which independently assesses exit viability and identifies multiple viable exit routes before any case reaches Hope Capital. That layer of pre-submission due diligence is, according to both parties, a significant factor in the pace and certainty with which deals have been moving.
The working relationship has also prompted a change in Hope Capital's lending criteria. Weir confirmed the lender has revised its position on below-market-value cases in Scotland, an area it had not previously taken a view on, as a direct result of the broker partnership.
