UK house prices rise 9.9%

In the month to June prices were unchanged, compared to a 0.7 per cent increase in the same month last year. In June the seasonally adjusted index (the best indicator of trends in house prices over time) was 4.8 per cent below the recent peak in January 2008, but 10.7 per cent above the recent trough in April 2009.

Average house prices rose in all UK countries except Northern Ireland in the year to June 2010. There was annual house price growth In England (10.5 per cent), in Scotland (3.7 per cent) and in Wales (13.5 per cent) whilst prices fell in Northern Ireland by 7.7 per cent.

Average mix-adjusted house prices rose in all English regions in June with the exception of the East of England, the North West, and Yorkshire and the Humber.  All regions saw increases in average house prices over the year to June, the largest being in London (14.8 per cent) and the smallest in Yorkshire and the Humber (5.0 per cent).  

Average mix-adjusted house prices in June were 217,911 in England, 168,401 in Scotland 160,668 in Northern Ireland and 155,492 in Wales.

London remains the English region with the highest average house price (338,508). The North East was the lowest at 141,903. In England, the East of England, London, South East and South West all had average prices above the UK average in June.

Annual growth in UK house prices for first time buyers was 10.3 per cent in June compared to 11.9 per cent in the year to May. This represents a monthly increase of 0.6 per cent in June compared to an increase of 2.0 per cent in the same month last year.

Annual growth for former owner occupiers was 9.8 per cent in June compared to 10.1 per cent inthe year to May. Between May and June 2010 the average price of properties bought by former owner occupiers grew by 0.2 per cent compared to 0.5 per cent in the same month last year.

The average house price paid by first time buyers in the UK in June was 156,103 compared to 244,479 paid by former owner occupiers. Annual growth in UK house prices for new properties was 9.0 per cent in June compared to 6.8 per cent in May.

This represents a monthly increase of 2.6 per cent in the average price of new properties in June compared to an increase of 0.5 per cent in the same month last year.

The annual house price growth rate for pre-owned dwellings was 10.0 per cent in June, compared to 10.9 per cent in May. This reflects a monthly increase of 0.1 per cent in June compared to an increase of 0.9 per cent in June 2009.

The average price paid for a new property in the UK in June was 195,531 and the average price paid for a pre-owned property was 211,978.
