Recent data from Knowledge Bank's Notify feature shows that expat-related cases dominate broker referrals.

Increasingly, brokers are seeking clarity on criteria linked to expat clients, whether that’s around income sources, time spent outside the UK, or property location.

The Knowledge Bank platform offers over 30 dedicated expat criteria questions for residential lending, covering everything from currencies earned to maximum LTV, and from self-employed requirements to eligibility for new-build properties.

Despite this, brokers are using Notify to seek further insight directly from lenders, ensuring their clients get the most accurate guidance possible.

July saw nearly 4,000 criteria updates, the highest monthly figure so far in 2025.

A significant portion of these updates relate to affordability, with 'income multiple used for affordability assessment' emerging as the most frequently amended criteria over the past three months. This reflects the LTI changes encouraged by the FCA, creating a dynamic market in which lenders are continually refining their approach to meet the new economic environment.

Nicola Firth, CEO of Knowledge Bank, commented: “The surge in expat-related queries shows how vital it is for brokers to have access to both comprehensive criteria and direct communication with lenders. Our role is to make that process as clear, quick and collaborative as possible, and the record number of updates shows just how engaged lenders are in making that happen.”
