The 30 Minute Desktop allows LSL to cut the time taken to provide a comprehensive report on a potential part exchange to just half an hour, reducing the process by nearly two days.  

The 30 Minute Desktop system will quickly produce a description of a potential buyer’s current property following a request from a developer, alongside comparable achieved values, recommended marketing price and the anticipated achievable price.

This means that a potential buyer can be informed whether their current property would be viable for a part-exchange scheme while they are still on-site.  

The report is produced using Rightmove and Net House Prices data to ensure all prices are always current at the moment the report is created.

The 30 Minute Desktop service will be provided by The Part Exchange Hub, part of the LSL Property Services plc Group.

The Part Exchange Hub centralises the part exchange process, allowing developers to draw upon the resources of the LSL Group, which includes the UK’s second largest estate agency network, to dispose of part exchange properties as quickly as possible.

“We’ve been investing heavily into new and innovative technology to make the part-exchange process as quick and easy as possible for developers. 30 Minute Desktop is the first system of its kind, and provides an almost instant turnaround for developers wondering about the saleability of a part-exchange property.

"In the time it takes a potential buyer to tour a development, we can now produce an appraisal of their current home for them, and the price we could achieve when selling it.

"Usually, this entire process would take the best part of two days’ to-ing and fro-ing, but can now be done in the space of 30 minutes whilst potential new homes purchasers are viewing a property on-site.”

The development and launch of 30 Minute Desktop coincides with a further upgrade of St Trinity’s web-based interactive IT system COMPASS, a system designed to allow full third-party visibility to establish the progress of their property cases once a part-exchange deal has been undertaken.

Developers are now able to track real-time progress on part-exchange cases managed by The Part Exchange Hub, to completion wherever they are – and even enter potential new cases themselves.

“Following the launch of our Part Exchange Hub, we’ve overhauled our COMPASS system to make sure developers and builders can easily keep on top of the progress of part-exchange sales and portfolios at the click of a button.

"As an asset manager, we aim to be as transparent as possible for clients. This means that developers and builders can see exactly what stage each part-exchange sale is at – down to the detail of seeing how many times a property has been viewed and which agents have been instructed."
