Twenty7tec is giving all RESEARCH users free access to its mortgage market surveillance tool, ADAPT, for two months.
Sign up for the two-month trial is available until 31st July. The initiative has been launched in response to the sustained pace of lender activity, with advisers continuing to face product amendments and criteria changes throughout the year.
Twenty7tec's data shows that since the beginning of 2026, lenders have made 2,503 update requests, resulting in more than 450,000 individual product amendments across the market.
Over the past week alone, lenders across the market have announced significant pricing increases and reductions, launched new products, expanded affordability models and amended lending criteria. Barclays reduced selected residential mortgage rates by up to 66 basis points but have since increased this week, while Nationwide, NatWest and Virgin Money increased rates across parts of their ranges. Elsewhere, lenders introduced new buy-to-let, bridging and specialist lending propositions, alongside changes to income multiples, loan-to-value limits and eligibility criteria.
Integrated within RESEARCH, ADAPT continuously monitors recommended mortgage products from the point of sourcing through to submission, automatically alerting advisers when a selected product is withdrawn or when rates, fees or lending criteria change. The solution also provides daily market digests, maintains monitoring for up to 12 months, and creates a documented audit trail to support Consumer Duty and demonstrate ongoing suitability monitoring.
